Two-storey furnace choice: upstairs comfort and realistic costs
Separate total heating capacity from the ability to deliver heat to each floor.
Heating load and floor layout
A two-storey home spreads its floor area across a smaller footprint than a same-area bungalow. It can have less roof area but more above-grade wall area. The net heat loss depends on the actual construction and exposure, so storey count is not a reliable BTU multiplier.
Ask the appraisal to distinguish the whole-house design load from individual room requirements. A cold upstairs bedroom can have a high local load, inadequate delivered airflow, or both. Increasing furnace size without identifying the cause can leave the comfort complaint unresolved.
Distribution and stack effect
In winter, indoor and outdoor temperature differences create pressure differences that can draw air in lower in a leaky house and let warm air escape higher up. That stack effect is one reason attic leakage and vertical air paths deserve attention. It is not an instruction to block ventilation or combustion-air openings.
Have the contractor review supply and return paths, thermostat location, closed bedroom doors and the condition of ducts. If zoning is proposed, ask for the design, minimum airflow and control compatibility. Closing registers or adding a thermostat alone is not a complete zoning plan.
Price differences that need an explanation
A furnace exchange in an accessible basement may require no work on the second floor. Another proposal may include opening finishes for return-air changes, adding controls or correcting a restrictive transition. Those are specific scope differences, not an automatic “two-storey surcharge.”
Ask for the evidence supporting each improvement and how its result will be checked. Separate the price of a two-stage or modulating furnace from the cost of duct and control work. Compare the same scope and obtain another opinion if the price gap remains large and unexplained.
